The Greater Mohali Area Development Authority (GMADA) has officially approved the acquisition of approximately 2,489.581 acres in Banur to expand the Aerotropolis project - one of the region’s most anticipated urban township initiatives. This move extends the GMADA-led Aerotropolis township near Shaheed Bhagat Singh International Airport, aiming to strengthen connectivity, boost planned development and alter local property dynamics.
Aerotropolis is GMADA’s flagship township extension near Mohali Airport, plugged into the broader Aerocity development framework. It plans to integrate residential, commercial and institutional development across a vast land parcel. The expansion is designed to ensure structured growth around one of North India’s fastest-growing urban corridors.
The project area lies on both sides of Zirakpur–Banur Road, near the international airport - a location known for high growth due to logistical advantage and robust transport links. This connectivity attracts both investors and homebuyers looking for accessible living spaces close to major employment nodes.
Unlike many private real estate developments, Aerotropolis is backed by a government authority - GMADA - which enhances land title clarity, infrastructure execution and legal assurance. This reduces risks for buyers and investors alike.
Recent master plan amendments reclassified agricultural land in affected villages into residential zones, paving the way for this expansion. Villages included in the new acquisition area are Sekhan Majra, Kurara, Tangori, Manakpur Kallar, Azizpur, Karala and Isa Khan.
Proximity to Shaheed Bhagat Singh International Airport - a strong growth driver - typically correlates with higher land and plot prices. Urban expansion near airports globally often leads to uplift in residential valuations as infrastructure and services improve.
Demand is expected to increase among:
These factors combined can translate into sustained price growth over 3–5 years.
GMADA has floated infrastructure tenders worth ₹509 crore for internal roads, sewerage, drainage and underground electrical systems in existing Aerotropolis pockets. These signpost active development and government commitment.
Certain blocks, like Block A, remain under litigation due to past disputes. The land pooling policy introduced in 2024 was also later withdrawn, contributing to delays.
Land conversion and infrastructure deployment can extend over years. Early-stage projects risk mid-cycle price corrections depending on macroeconomic factors (interest rates, lending conditions).
Land acquisition may affect farmers and local communities, causing livelihood concerns unless adequate compensation and developed plot allotments are secured.
The GMADA Aerotropolis expansion is a landmark move for Mohali’s urban evolution and Banur’s real estate market. With clear government backing, planned infrastructure and connectivity advantages, property prices in the region have strong upside potential - provided project execution aligns with planning commitments.
